Moving to a new home? Planning to purchase an electric gate , aluminum fences, or any other home upgrade made by Finfir? Well, great. However, don’t forget that you should also check the basic workmanship of the contractor who provided you with the home of your dreams. Before entering the home, a home inspection should be performed.
In a home inspection, all systems in the property are inspected: the electrical and plumbing system, aluminum work and frames, interior and entrance doors, plaster and paint work, flooring and cladding work. In addition, various requirements that apply to the property are examined, such as minimum requirements for spaces, usable spaces, accessibility and safety, ventilation, and so on. If the inspection is conducted in a new property that has just been built, such as a new apartment project, for example. Adjustments between the specifications and plans provided by the contractor and the actual execution will also be checked.
The property inspection process is as follows:
In the first part, the defects in the property are examined, the various defects in each of the building professions. The examination is carried out using measuring tapes, rulers, the use of a thermal camera, a moisture meter, a pressure gauge, a distance meter, and more. Each of the defects is examined in accordance with the requirements of the standard and the permissible deviations. In the second part of the examination, the plans and specifications are examined in accordance with the execution. At this stage, a check is made of distances, heights, spaces, materials and accessories that have been specified. Their adjustment and existence in practice are required.
Dealing with the contractor
At the end of the inspection and upon receiving the opinion, I go over with the tenant the important things in the opinion that require his attention. I recommend an orderly procedure in which the opinion is sent to the contractor with a request to correct the defects. When disputes arise regarding the defects, I assist the tenant and the contractor in bridging the disputes and problems that were raised. And in cases where agreements cannot be reached, I guide the tenant to continue the procedure, whether through mediation/conciliation or by going to court and accompanying the legal process on the tenant’s side.
How do I order a home inspection?
You can order by contacting a quality home inspection company directly, which will explain to you the home inspection and property inspection process; what is checked during the inspection and how long the inspection will take; what the report will look like and what to do once it is received; how much the inspection will cost and when we will receive the report.
After receiving the opinion, I guide the tenant on how to submit it to the contractor and on which sections the emphasis should be placed. In cases where disputes arise between the contractor and the tenant, it is always possible to seek advice by obtaining engineering opinions.
